Our experienced team is here to ensure that every building is continously compliant with the ever-changing legislation and market requirements. We provide a different management approach for freehold clients than some of our competitors to significantly reduce the risk of the long leaseholders collectively enfranchising or acquiring the Right to Manage.
This is achieved by providing the long leaseholders with a completely transparent service, keeping them fully informed of developments within the property by way of quarterly update reports, holding Residents’ Meetings on an annual basis and actively monitoring Service Charge expenditure which in turn, reduces the likelihood of significant increases from one year to the next. This ensures that we have a strong relationship with leaseholders and they do not generally feel a need to seek alternatives.
We aim to provide a service to our clients that is completely transparent, efficient and cost effective. That is why we do not charge ‘hidden extras’ and believe in transparent fees.
Furthermore, upon appoinmtent, LBM will re-tender all contracts in place. All larger works are put out to tender and we have a large network of contractors who all offer value for money. We do not take commission on any contractor or supplier invoice – meaning that we can just focus on finding the best person for the job.

At LBM, communication is key, that is why we will meet with you on a quarterly basis to review all matters, financial or other, for complete transparency and to take forward your instructions in an efficient manner.
Furthermore, our clients benefit from a 24-hour ‘emergency’ phone line is taken by a member of our team on rotation, ensuring excellent service both during and outside the office hours.
